The World's Tallest Wooden Hotel to Be Built in Adelaide's City Center
A new 31-story wooden skyscraper will be constructed in the heart of Adelaide, with Barrie Harrop reviving plans for a $250 million wooden hotel on the site of the heritage-listed MLC building at Victoria Square.
The information revealed by Green Street News and shared by Harrop via LinkedIn will see Brookfield Multiplex begin construction of the luxury lifestyle hotel by the end of this year. It will be operated by a "world-renowned international hotelier," with the project designed by Cox Architecture to use cross-laminated timber and eco-friendly steel in its construction.
According to Harrop, who, along with an Adelaide-based developer colleague, leads Thrive Construct—a company specializing in carbon-neutral projects using modular and prefabricated construction—"the property could welcome guests by late 2026 or early 2027." The development will offer 324 hotel suites, 20 residential apartments, and four penthouses.
"This is an innovative and scalable plan: an opportunity to create a new industry that drives GDP growth in Australia, in collaboration with Thrive Alliance and its global expertise in over 100,000 large sustainable urban CLT projects—a rapidly marketable solution," stated Harrop.
It is a scalable and quickly deployable solution for mid-height, inclusive, and quality residential apartments—especially for international hotels.
The new project will be the tallest hotel development in the world built with cross-laminated timber.
In 2024, the state was establishing itself as a hub for wooden building construction, with Premier Peter Malinauskas pledging to adopt a smart, sustainable, and inclusive approach to building taller and more complex wooden structures. Adelaide property developers are already considering cross-laminated timber for mid-rise buildings.
